About The Role
An exciting opportunity has become available for an experienced and people-focused Property & Building Manager to join the team at Bayleys.
Based in Māngere, you'll take ownership of the day-to-day management of two Build-to-Rent apartment complexes, overseeing both the tenancy and building management functions. This autonomous role offers the opportunity to manage a modern residential community, ensuring smooth operations, delivering an exceptional resident experience, and maintaining the properties to the highest standard.
This is a diverse, hands-on role that combines tenancy management, leasing and building operations. You'll be the key point of contact for residents, oversee the day-to-day management of the property, coordinate contractors, and help create a welcoming, well-maintained community where residents enjoy an exceptional living experience.
Key Responsibilities
- Manage the end-to-end leasing process, including enquiries, viewings, applications and tenancy sign-ups.
- Build positive relationships with residents, providing responsive tenancy management and exceptional customer service.
- Coordinate tenancy renewals, rent reviews, inspections, arrears management and tenancy documentation.
- Oversee the day-to-day operation and presentation of the building, ensuring a safe and well-maintained environment.
- Manage contractors, planned and reactive maintenance, and building compliance requirements, including the Building Warrant of Fitness (BWoF).
- Maintain accurate property records and ensure compliance with relevant legislation and company procedures.
- Work collaboratively with the wider team to deliver an outstanding resident experience.
About You
- Previous experience in property management, building management or a similar role.
- A sound understanding of the Residential Tenancies Act and tenancy management practices.
- Experience coordinating contractors, maintenance and building operations.
- Excellent communication and relationship management skills.
- Strong organisational skills with the ability to manage competing priorities.
- A proactive, solutions-focused approach and the confidence to work autonomously.
- A genuine commitment to providing an exceptional customer experience.
