Assemble Recruitment is proud to be partnering with Arvida in the search for a National Property Manager to lead the operational delivery of property strategy across one of New Zealand’s largest retirement village portfolios.
This is a significant leadership opportunity within a purpose-driven organisation, responsible for ensuring Arvida’s communities are maintained to the highest standards while supporting long-term asset performance, compliance, and resident experience.
The role will suit an experienced property, facilities, or asset management professional who enjoys balancing strategic planning with operational delivery across a complex, multi-site portfolio.
The Opportunity
Reporting to the Head of Property & Assets, you will play a key role in operationalising Arvida’s property strategy across its national network of retirement communities.
You will oversee annual and long-term maintenance planning, capital works programmes, compliance, supplier performance, and the ongoing development of national property management frameworks. Acting as a subject matter expert, you will provide guidance to Village Managers, Property Managers and senior leadership, helping ensure Arvida's communities remain safe, compliant and fit for the future.
This role combines leadership, technical expertise and stakeholder engagement, requiring someone who can influence across multiple business functions while driving consistent standards and outcomes nationwide.
Key Responsibilities
- Lead the development and delivery of national maintenance and asset lifecycle programmes
- Oversee annual maintenance planning, capital forecasting and property budgets across the portfolio
- Lead minor capital works and remediation projects
- Support the development of Arvida's national property strategy, policies and frameworks
- Develop and manage relationships with key suppliers, contractors, consultants and regulatory authorities
- Provide leadership, coaching and support to regional property teams and village-based property managers
- Drive property compliance, risk management and quality assurance across all communities
- Support the implementation of maintenance, asset management and compliance systems and reporting platforms
- Contribute to Board, Executive and senior leadership reporting on property performance and projects
About You
- 10+ years' experience in facilities, property, asset or maintenance management within a large, complex environment
- Experience leading property maintenance programmes across multi-site portfolios
- Strong knowledge of NZ building legislation, compliance requirements and maintenance planning
- Proven experience managing contractors, suppliers and external stakeholders
- Strong commercial acumen and an ability to balance operational priorities with long-term asset performance
- Excellent communication and influencing skills, with the ability to work effectively across all levels of an organisation
- A collaborative leadership style and a track record of building high-performing relationships and teams
- Experience within healthcare, retirement living, aged care, education or similarly complex property environments would be advantageous
