FIRST RESERVE LIMITED is a property management company based in Auckland, providing professional property management services to residential and commercial property owners. We are committed to delivering reliable tenancy management, property maintenance coordination, and exceptional customer service to both landlords and tenants.
Due to ongoing business growth, we are seeking an experienced and motivated Property Manager to join our team. This role is responsible for overseeing rental properties on behalf of owners, ensuring properties are well managed, tenancies are maintained effectively, and compliance obligations are met.
Key Responsibilities
- Manage residential and/or commercial rental properties on behalf of property owners
- Conduct routine property inspections and prepare inspection reports
- Advertise available rental properties and coordinate tenant viewings
- Assess prospective tenants and assist with tenant selection processes
- Prepare and administer tenancy agreements and related documentation
- Collect and manage rental payments, bonds, and owner disbursements
- Monitor tenant compliance with tenancy agreements and address tenancy issues when required
- Follow up rental arrears and take appropriate action in accordance with company procedures
- Coordinate maintenance and repair work, liaising with property owners, tenants, and contractors
- Maintain accurate tenancy and property records using relevant systems and software
- Provide regular updates and professional advice to property owners regarding their investments
- Assist with implementing company policies, procedures, and property management best practices
- Perform other related duties as reasonably required by management
- A minimum of two years of relevant experience in property management, real estate, tenancy management, or a related field
- Strong communication and interpersonal skills with the ability to build positive relationships with clients and tenants
- Good organisational and time-management skills with the ability to prioritise competing tasks
- High attention to detail and accuracy in record keeping and administration
- Ability to work independently and use initiative when resolving issues
- Proficiency in Microsoft Office and property management software systems
- A valid New Zealand driver's licence is preferred
- Positive attitude, professional presentation, and strong work ethic
