The Role
As North Island Development & Delivery Team Manager, you will lead and manage Arvida’s North Island Development Management and Project Management teams, driving the successful end-to-end delivery of greenfield and brownfield development projects across the North Island. Reporting to the General Manager - Development, you will be a key member of the Development Leadership Team, working closely with teams across the wider business to keep projects aligned with Arvida’s strategic objectives.

As new communities come online and the development pipeline continues to expand, this person will be instrumental in not only leading and mentoring a high-performing team but adding genuine value across multiple live projects simultaneously. You’ll empower your team to make critical decisions with confidence, while being equally comfortable rolling up your sleeves and stepping into the detail when the project demands it.

Key Responsibilities
- Lead, manage and develop the North Island Development and Project Management teams, fostering a collaborative, high-performing culture aligned with Arvida’s values.
- Oversee the establishment of sound development plans, incorporating robust financial feasibilities, development programmes, design and consenting strategies, procurement and delivery strategies, and risk management frameworks.
- Ensure all projects are completed to a high design and construction standard, with consideration for functionality, durability, aesthetics, health and safety, compliance, and overall return on investment.
- Provide financial governance and oversight across all projects, including accurate cost control, feasibility monitoring, and reporting.
- Manage external stakeholder relationships, including consultants, contractors, local authorities, and Iwi, ensuring projects meet cost, quality, and delivery requirements.
- Drive governance and reporting excellence, including preparation of Board and Subcommittee reports, Development Control Group (DCG) summaries, and approval papers to agreed timeframes.
- Champion compliance with Health & Safety, RMA consenting processes, and NZ Building Code requirements across all project activity.
- Support the Acquisition Manager in identifying, investigating, and evaluating acquisition opportunities within expected financial metrics where required.
- Contribute to the continuous improvement of standardised design and construction principles, systems, and processes across the business.
What You Bring
- Relevant tertiary qualification in construction, property development, project management, engineering, or a related field.
- Demonstrated experience successfully managing end-to-end development projects across acquisition, design, consenting, construction, and handover.
- Previous experience in retirement village development is essential; residential masterplanned community development experience will also be considered.
- Proven experience operating across development management, project management, and on-site construction disciplines.
- Strong understanding of financial feasibility models, analysis, and management, with the ability to oversee robust commercial frameworks.
- Sound knowledge of NZ legislation including the Resource Management Act, NZ Building Code, and relevant regulatory frameworks.
- Commercially and legally astute, with the ability to negotiate complex development-related contracts.
- A proven track record of leading, motivating, and managing teams across multiple and complex projects.
- Excellent communication skills, with the ability to engage effectively across internal teams, residents, consultants, and project stakeholders.
- Current driver’s licence; willingness to undertake domestic travel as required.
