Ngāi Tahu Holdings is looking for a commercially minded Property Analyst to join our Finance team in Ōtautahi. This is a newly shaped opportunity for someone who enjoys turning financial, project and market information into clear insights that support better decision-making.
You’ll work closely with our Property and Finance kaimahi, supporting development feasibility, investment analysis, forecasting, project reporting and portfolio performance, across a property portfolio valued at more than $800 million. This is a role where your modelling skills, attention to detail and commercial thinking will directly support the growth and protection of the tribal pūtea for Ngāi Tahu Whānui - mō tātou, ā, mō kā uri ā muri ake nei.
Mō te tūranga | About the role
Reporting to the Finance Business Partner and working closely with senior leaders across Finance and Property, the Property Analyst will provide high-quality financial analysis, modelling and reporting to support property development, investment and asset management decisions.
You will play a key role in helping leaders understand project performance, investment opportunities, risks, cashflow requirements and portfolio trends.
In This Role, You Will
- Build, own and maintain detailed development feasibility models to support investment, funding and delivery decisions.
- Provide robust project modelling, forecasting, cashflow planning and development reporting.
- Partner with development managers to review assumptions, budgets, forecasts and project performance.
- Monitor actual project performance against feasibility and identify variances, risks and opportunities early.
- Support funding, drawdowns, covenant monitoring and JV partner reporting.
- Analyse investment property performance, including rental growth, yields, vacancy, operating costs, capital expenditure and property values.
- Improve dashboards, model structures, reporting processes and data quality.
- Contribute to annual planning, budgeting, forecasting and audit requirements.

You are analytically strong, commercially aware, and able to move between detail and the bigger picture. You are confident working with data and financial models, but equally comfortable translating that information into clear advice for others.
You Will Bring
- Strong financial modelling and Excel capability.
- Experience in a corporate, finance, property, professional services or commercial environment.
- Experience with development project modelling, feasibility analysis or property reporting would be an advantage.
- A relevant tertiary qualification in property, finance, economics, valuation or a related discipline.
- Strong communication skills and the ability to turn complex information into clear insights.
- A proactive approach to improving processes, dashboards and reporting.
- Excellent attention to detail, time management and stakeholder engagement skills.
- An openness to learning and working in a values-led, bicultural environment.
