About Us

Prime Residential is part of Prime Property Group, a multi-disciplined property organisation. Through several independent companies, the group owns and operates a wide range of assets including commercial office buildings, car parking buildings, hotels, residential properties, industrial spaces, and retail sites. The group also owns and develops residential land and housing estates.

Our investments are primarily located in Wellington City, with a small number of properties nationally. The Residential division currently manages over 400 tenancies, covering a diverse mix of boarding house and residential sites.

The Role

We’re looking for a hands-on and proactive Accommodation Manager to live on-site at our residential property at 18 Earp Street, Wellington. This is a varied and rewarding role where you’ll be responsible for overseeing the day-to-day operations of the property, supporting tenants, and ensuring the site is safe, clean, and welcoming at all times.

You’ll act as the main point of contact for tenant support, including emergencies and lockouts. A typical day may include showing rooms to prospective tenants, onboarding new arrivals, responding to maintenance issues, coordinating with contractors, and checking that shared areas are clean and well maintained. You’ll also carry out light cleaning and exterior tidying yourself where needed to ensure the property remains presentable.

Compliance is an important part of the role, including maintaining up-to-date digital records, monitoring safety standards, supporting Healthy Homes and fire safety regulations, and ensuring the site aligns with obligations under the Residential Tenancies Act 1986. As a live-in manager, you’ll also be required to respond to after-hours issues when they arise.

What We’re Looking For

We’re seeking someone with experience in accommodation, property or facilities management, although this is not essential if you bring the right attitude and organisational skills. You should have a working knowledge of tenancy laws, be a confident communicator, and have the ability to manage time and tasks independently. Physical fitness and a willingness to roll up your sleeves when needed are key.

You’ll need to be comfortable using basic digital tools such as Microsoft Word and Excel. Experience with Palace Property Management Software would be an advantage. A full New Zealand driver’s licence is required.
